1, Marsden Street
Overview
Pops Facades were contracted to remediate issues caused by water ingress and façade defects at 1, Marsden Street, Manchester. Multiple areas to the Capped curtain walling had missing seals leading to water ingress and pooling, further damaging ceilings and internal finishes and punched window areas to the point in which needed maintenance or replacement. Moreover, the curtain wall fire stop appeared to hold too much compression and have tilted as a result – this was required to be replaced immediately by us, as its ability to function in the event of a fire was greatly reduced.
Key points
- Over 1000 glass panels installed and removed
- Operated around a live building
- Full inspection survey of the Façade areas compiling information in order to remediate the buildings leaking issues.
- Inspection, readjustment and replacement of previously installed curtain wall brackets.
- New fire stops implemented as per building regulations, swapping for new and effective counterparts.
- New bespoke solution to the curtain wall areas situated in the brick.
Evidence
The image on the left shows the faulty seals, allowing an ingress of water – these caused water damage, spreading to other components of the building. To fix this, we completely removed all seals and resealed ensuring no water would be able to enter; Providing a solution the ongoing problems with the building. To do this, the team removed and reinstalled over 1200 panels of glass: all whilst working around a live office building.
