Yes, heat can damage a roof. 

While UK property owners often spend the winter worrying about wind and rain, prolonged summer heatwaves pose a completely different (often silent) threat to your building’s structural integrity. 

High temperatures during the day, followed by cooling at night, trigger a cycle of expansion and contraction (also known as thermal shock). Today’s systems are engineered to cope with these changes, but periods of intense heat can accelerate a roofs natural wear and tear. 

Gradually, repetitive thermal movement strains the system. 

You may find more weak points in the roof covering, joints, fixings, drainage channels, and flashing details. Heat damage to roofs is something all property owners should be aware of. 

In most cases, these stress fractures go unnoticed until a hot spell breaks and is followed by heavy rain – which is exactly when those hidden vulnerabilities become apparent. 

How heat affects roofing materials

Heat damage to roofs doesn’t happen overnight. Most of the time, the problem is gradual – because your roof takes the direct brunt of solar radiation, it can easily reach temperatures higher than the ambient air around it. 

Different systems react to heat in different ways, but none are completely immune to the physics of extreme summer weather. 

1. Expansion and contraction

Thermal shock occurs when roofing materials spend all day baking in the sun and then cool rapidly overnight. As the temperature rises, the materials expand; as it drops, they contract. 

Such movement is normal, but repeated cycles can place strain on the system. Joints, seams, flashings, and edges are often the most affected, as these are the points where different materials meet (or where the roof covering is secured). 

On larger commercial roofing systems, this movement can be more noticeable because wide areas are exposed to sunlight. If the roof is already ageing, thermal movement may gradually open gaps. 

2. UV damage and material ageing

Intense ultraviolet (UV) light can catalyse degradation. 

UV rays break down protective coatings and dry out essential chemical components in materials such as asphalt, felt, and rubber-based membranes.

When heat damage to the roof reduces the material’s natural flexibility, the roof becomes highly susceptible to surface erosion or splitting under pressure. 

3. Membrane stress

Did you know roofs can blister or bubble during hot weather? 

When air or moisture becomes trapped beneath the roof covering and expands as the surface heats up, it causes a mixture of raised areas, ripples and bubbles in the membrane.

Not every blister means the roof has failed, but it should not be ignored. If you notice any occurrences near seams, outlets, upstands, rooflights, or areas of visible damage, they could increase the risk of water ingress.

Which roofs are most at risk in hot weather?

Some roofs are more vulnerable to heat than others. It all depends on age, materials, design and the level of exposure to direct sunlight. 

1. Flat roofs

Historically, the most vulnerable to intense summer, flat roofs receive long periods of direct sunlight and have less natural slope to help with drainage. Older felt systems are especially prone to drying out (which leads to bubbling and blistering). 

2. Pitched roofs

Pitched roofs are usually better at shedding water, but they’re not immune to damage. Clay and concrete tiles can become brittle under extreme temperatures, and the mortar securing them can dry out. 

3. Commercial and tenanted buildings

Large-scale commercial properties face a unique set of challenges. 

These buildings often rely on expansive flat roofing or complex metal cladding systems, and when large metal panels expand in the heat, it puts a massive amount of stress on fasteners and seams.
